2019 is 3mc’s 23rd year of trading within the business to business sector. During 2018 3mc processed over £2.3 Billion of specialist mortgage enquires. 3mc deals with lenders on a volume basis that intermediaries would not normally deal with on a regular basis utilising their knowledge and skills assisting intermediaries from enquiry through to completion. In 2018 3mc launched a number of new service initiatives including the addition of lender onsite underwriters and a new broker support team to aide intermediaries.
When dealing with 3mc you gain access to lenders with restricted access along with access to 3mc exclusives. The customer remains the customer of the intermediary and the intermediary is the customer of 3mc. The intermediary receives the market procuration fee as the lender pays 3mc a gross packaging fee which includes the intermediary’s market procuration fee. In 2017 3mc launched a new introducer service for portfolio landlords where you can pass the client to 3mc and 3mc will take over the advice and recommendation process in return for a percentage of the gross commission received.

Metropolis Surveyors LLP was formed in 2004 as an amalgamation of an existing Chartered Surveyors practice and the Kings Group of Estate Agents. In 2006 Kings Group acquired full control of the practice and established a new management team to drive the business forward consisting of two partners and three directors, two of whom
are RICS Chartered Surveyors.
From an initial business base of London and the Home Counties and some 20-30 surveyors the business now operates throughout the whole of England and Wales utilising the services a network of surveyors and valuers.

We take risk and our professional liability seriously. Our Compliance Team includes a Compliance Director with over 30 years’ property experience, two Chartered Surveyors/Registered Valuers, an ex-Underwriter and three Auditors. Working in line with the RICS Red Book, Industry guidance and lender guidelines, we monitor and advise on quality and performance across the board and offer continual guidance and support to those in the field.
All our valuers/surveyors are MRICS/FRICS with over 2 years post qualification experience. With a joint PII liability, they are fully conversant with the lender requirements and the need for independence, objectivity and accuracy in all cases – even where the instruction is received from a third party.
All new valuers receive consistent induction training including a competency assessment. The on-boarding process includes 100% auditing and checking of first jobs to ensure compliance and accurate reporting. Once signed off, all valuers are audited on a regular basis and performance measured across a number of metrics.
Instructions deemed to be high risk are pre and post checked prior to submission – these include jobs over £1m, leasehold properties with short leases and/or escalating ground rents and where Japanese knotweed, structural movement or asbestos has been identified. In addition, all amended valuations and where a case is being declined are approved pre submission.
PRE EMPLOYMENT SCREENING
Any person associated with our business including staff, surveyors, accounts staff etc are screened preemployment – this is in line with the strictest guidelines from lenders and panels.
