Legal Marketing Services has signed a deal with the National Land Information Service’s Searchflow in a bid to speed up the conveyancing process.

The agreement means local authority, Land Registry, coal authority, water and environmental searches can all be carried out online, saving time and cost.

All the information gathered is then fed through Searchflow to produce a single report on each individual case. Legal Marketing Services has estimated a saving on cost of between £18 and £23 per case, and an hour in time, by using the service.

The Searchflow service has been established almost a year, during which time more than 75,000 searches have been successfully completed.

Jo Edge, spokesperson of Legal Marketing Services, said: ‘This service takes e-conveyancing to new heights. Lenders and brokers, and their clients, will ssee a real difference in the speed cases are turned around. Consumers are becoming more demanding. In an age of mobile phones, they are unlikely to put up with a system that relies on manual research and postal communication. The victors in the conveyancing market will be those that invest the money in online systems and learn how to use them effectively.’
