Average private rents in Great Britain climb 8.6% YOY – ONS

The average private rent in Great Britain came to £1,271 in June, a rise of 8.6% year-on-year, equal to £101.

According to the latest figures from the Office for National Statistics (ONS), the average private rent in England was £1,310 in June. This was up £104 or 8.6% on the same period last year.

The report noted that this was in line with May’s annual increase of 8.6%, but was down from the record-high annual increase of 9.1% in March.

In Wales, the average private rent was £743, an 8.2% or £56 jump from a year earlier. This is down on the 8.5% annual growth reported in May and down from the record-high increase of 9.8% in November.

Looking at Scotland, the average private rent stood at £959, a rise of £74 or 8.4% on the same period last year. This compares with the record high of 11.8% in August 2023.

In Northern Ireland, where data is available up to April, average rents climbed by 10.3% in the 12 months to April. This is below the record high of 10.4% in February.

London rent inflation highest in England

In England itself, London had the highest rates of rent inflation, with annual rent inflation pegged at 9.7%.

This was followed by the North West at 9.5% and the East Midlands at 9.3%.

The North East was at the bottom of the ranking at 5.9%, with the South West coming to 7% and the East of England pegged at 7.3%.

Looking at specific local authorities, in June 2024, the average rent was highest in Kensington and Chelsea in London, at £3,406, with the lowest in Dumfries and Galloway in Scotland at £481.

Barring London, the local area with the highest average rent in June 2024 was Elmbridge in the South East at £1,797.

Looking at Great Britain as a whole, the average private rent was highest for detached properties at £1,469 and lowest for flats and maisonettes at £1,236.

The average private rent was highest for properties with four or more bedrooms, estimated at £1,940, and lowest for properties with one bedroom, pegged at £1,017.
