Rightmove recorded the busiest ever Boxing Day for property listings, with a record number of homes coming to market.

There were 26% more homes listed on Boxing Day than in the year prior, which was a previous record. 

Some 46% of homes listed were mid-market, second-stepper homes with three or four bedrooms, making this the most popular type of property. 

More than a third – 35% – were smaller, typical first-time buyer types of homes, while 18% were larger, top-of-the-ladder properties. 

The largest share of new properties coming to market were from the South East, followed by sellers in the East of England and the South West. 

Rightmove also recorded its busiest ever Boxing Day for website visits, again beating a previous record set in 2021.

Buyer demand was up 20% on the same day in 2023, which Rightmove said was a sign of buyers making the most of the extra stock ahead of a 2025 move. 

Steve Pimblett, chief data officer at Rightmove, said: “We’ve seen a record-breaking Boxing Day, not only for people turning to the Rightmove platform once the Christmas Day festivities are over, but also for homemovers taking action and getting ahead of a 2025 move.

“While it’s very early days, these first indicators are positive signs for a busy start to the year for agents.” 

In its predictions for 2025, Rightmove said buyers would be “spoilt for choice” this year, which it deemed a buyer’s market.
