Homeowners looking to sell by Christmas should list by next week

Homeowners wanting to sell by Christmas should list their properties by 23 October, with the average time to sell taking 58 days.

According to the HomeOwners Alliance, regionally, the average time to sell can vary from 32 days in Northern Ireland to 71 days in the South West of England.

Northern Ireland, Scotland and the North East took the first three spots with 32 days, 35 days and 45 days respectively.

At the other end of the spectrum, the South West took the longest at 71 days, while Wales and London took 65 days and the South East took 64 days.

Looking at cities, Glasgow had the fastest average time to sell by city at 22 days, followed by Edinburgh at 27 days and Belfast at 32 days.

Nottingham had the slowest average time to sell by city at 66 days, followed by London and Birmingham at 65 days and Manchester at 56 days.

The HomeOwners Alliance said that to speed up sales, homeowners should find a great estate agent, set a realistic asking price, get the best deal, set up their solicitor, get their house ready for sale and choose the right buyer.

Paula Higgins, chief executive of HomeOwners Alliance, said: “With the leaves falling and Christmas ads already creeping onto our screens, it may feel early to mention the big day – but if moving home is on your wish list, the clock is ticking. The last day to list your property to be in with a chance of an agreed sale before Christmas is 23 October.

“That doesn’t mean you’ll be in your new home by the end of the year – there are still plenty of hoops and hurdles along the way, especially if you’re yet to find where you want to move to. But having a sale secured will put you in a strong position to plan your move in the new year.

“Get ahead of the game by inviting three top-performing local estate agents to value your home. Compare their track records, read the reviews, and don’t be afraid to ask questions before choosing the right one.

“And here’s an extra reason not to hang about: with the Budget set for 26 November, many sellers and buyers will be waiting to see if changes to housing or tax are announced. Beat the rush, list before the 23rd, and you could be raising a glass to a successful sale this Christmas.”
