Pink’s brokers to carry out protection stress testing on every mortgage

So, morally, if the protection they need pushes the clients out of affordability I would expect the PINK broker to be telling the clients that they should not arrange the mortgage.

Missing the point chaps. We are asking clients to bring details of sick pay to the meeting. Only 5% of clients have their income covered, so we are not exactly doing a great job are we? The answer is yes if you cannot afford the insurance they should not have a mortgage. But I suggest they cancel Sky first before we go down that route.

I am all for seeing new entrants to our industry, as we will die without them. But, it seems every man and his dog are taking CeMAP at the moment, so we must be very careful not to dilute the very strong quality we have at present. It has taken the credit crunch and MMR to weed out virtually all the cowboys in our industry, and eventually we have been left with the cream of the crop. Let’s not destroy that now that the market has returned to us. We are entering a new golden age for mortgage intermediaries, it is crucial to maintain our professionalism for our clients and ourselves…

Why is someone who having decided to move home, wants to keep their current property to rent out, to take advantage of capital apprecation to boost their – in all likeliness – inadequate future retirement income, be dubbed an “accidental landlord”? Please can we get some competant people in the regulator to get some sensible policies, rather than the bumbling knee-jerk, reactionaries we have at the moment.

CeMAP is a fantastic qualification, but its ultimate usefulness depends on a host of factors including just how ambitious and tenacious the individual is. The salary info show on www.cemapqualification.co.uk shows that salaries can range from in the early £20k level to over £100k for the few who make it to the very top.
