Mortgage Solutions’ Know Your BDM series gives brokers the chance to get to know their local business development managers a little better.

We ask BDMs up and down the country for their answers to the following 10 questions. In this edition Emma Lapsley-Harrison, Halifax Intermediaries BDM for Walsall, Wolverhampton, Dudley, Shrewsbury and Telford, is under the spotlight.

How many brokers do you see in a week?
Typically anywhere between 12 and 15 broker firms.

What issues come up time and time again?
Undisclosed credit commitments, ranging from clients having paid off credit commitments and there being a time delay between these being updated on the credit file.

Also rather than the mortgage payment not being keyed as a credit commitment but as being repaid on remortgages or homemover applications.

Favourite part of your job?
Meeting a variety of different brokers. Helping an intermediary where they didn’t think it was possible to place a case and you can help a customer to move into a new home.

Biggest challenge?
Getting intermediaries to understand that it is not an inconvenience when they have new business enquiries and to call as this is my job, in fact it is one of my favourite parts of the role!

Strangest question you’ve ever been asked?
I don’t think there is any such thing as a strange question any more, the ones which initially sound strange tend to be cases which we can help with.

What do you wish brokers understood about your job?
As we are road based we do not always have time to check emails throughout the day, so if it is urgent is it always best to call your BDM so you can get a timely response.

Last film you saw at the cinema?
It was that long ago I really can’t remember, I think it was probably Final Destination 5.

Least favourite sport?
Cricket.

Current mobile phone?
Blackberry and iPhone 4s.

Favourite biscuit?
Milk chocolate Hobnobs, but would rather have ready salted crisps than a biscuit.
