A range of BTL mortgages will fill a gap in the market for professional landlords, launch providers Aldermore and Mortgages for Business announced.

The mortgages are targeted at individual and limited company investors who already own at least one residential investment property and are looking for loans of between £25,000 and £350,000. The LTV ratio is up to 75%.

According to the Keystone website, the range aims to meet the needs of professional property investors with portfolios of more than ten properties who have been finding it difficult to access medium-sized loans.

The product range was co-launched by BTL broker Mortgages for Business and lender Aldermore.

David Whittaker, the managing director of Mortgages for Business, (pictured) said: “Over the last few years it’s been increasingly difficult for professional landlords with decent sized portfolios to secure funds for medium-sized loans. This has not only inhibited their ability to purchase ‘vanilla’ buy to let property but also means they struggle to find finance for more complex deals such as HMOs or multi-unit properties and to make acquisitions in limited company vehicles.

“Given the importance of the private rental sector as a safety net to the housing market this gap in the market needed filling.”

Andrew Perryman, managing director of Brightadvice said the launch has got to be good news for the buy-to-let market.

“At the moment the demand outstrips supply so any increase in competition is good news and we hope that others will follow.

“There is a sense that no lenders want to stick their necks out and take on too much lending in any particular catagory. Whilst the Keystone rates are not exactly spectacular there are some more flexible features within the underwriting criteria that will help some purchasers that we have had to turn away in the recent past.

“With common sense applied there is a fantastic opportunty for lenders to make good margins whilst greatly reducing any risk.”
