TSB said the changes will come into force from 3 September.
On the residential side, two-, three- and five-year fixed house purchase rates up to 90% loan to value (LTV) will rise by up to 0.15%, along with two- and five-year fixed shared equity and shared ownership house purchase deals up to 90% LTV.
TSB’s two-year fixed remortgage deals up to 75% LTV and five-year fixed remortgage products from 60% to 75% LTV will increase by up to 0.05%.
Three-year fixed remortgage products between 60% and 75% LTV and two-year fixed shared equity and shared ownership remortgage products up to 75% LTV will go up by 0.1%.
Within TSB’s BTL range, two- and five-year fixed remortgage deals up to 75% LTV will rise by 0.1%.

Looking at its product transfer range, residential two-year fixed rates with a £995 fee and no fee from 60% to 120% LTV will fall by up to 0.25%.
Residential three-year fixed rates up to 60% LTV with a £1,495 fee and £995 fee, residential three-year fixed rates from 60% to 80% LTV and residential five-year fixed rates between 60% and 75% LTV will decrease by up to 0.05%.
Within TSB’s additional borrowing range, residential two- and three-year fixed rates from 60% to 80% LTV will decrease by up to 0.15%, while residential five-year fixed rates from 60% to 75% LTV will go down by up to 0.05%.
Last month, the firm cut selected purchase, remortgage and shared ownership rates by up to 0.3%.

Principality Building Society will increase and decrease selected rates by up to 0.27% from 3 September.
Looking at rate decreases, selected residential mortgages, including two-, three- and five-year fixed rates with and without cashback between 75% and 90% LTV, will fall by 0.27%. An example is its two-year fixed 80% LTV product with no fee.
Within its shared ownership range, two- and five-year fixed rates at 95% LTV will decrease by up to 0.05%.
The lender’s Help to Buy Wales two- and five-year fixed rate at 75% LTV will go down by 0.1% and 0.05% respectively.
Within its joint borrower sole proprietor (JBSP) range, two- and five-year fixed rates from 75% to 90% LTV will fall by around 0.15%.
Looking at rate increases, selected residential products from 65% to 75% LTV, including those with and without fees and cashback, will rise by up to 0.11%.
On the BTL side, five-year fixed rates at 60% LTV will rise by 0.07%, while deals at 70% and 75% LTV will rise by 0.05%.
Two- and five-year fixed holiday let rates at 60% and 75% LTV will increase by 0.05%.
