Total mortgage searches reached 1,774,749 during June, representing a 7% increase compared with May and 2% higher than June 2025.
June was the first month this year to record growth both month-on-month and year-on-year.
Nakita Moss, head of lender at Twenty7tec, commented: “Overall, June’s Mortgage Market Snapshot suggests the market regained momentum following the softer activity recorded in May. Search volumes increased across every major category month-on-month, while most residential categories also returned to year-on-year growth.”
Increased search activity shows strengthening market
First-time buyer activity increased during June, with searches reaching 166,026, up 9% compared with May and 5% higher than June 2025.

The housing market has largely remained a buyer’s market in recent months, with sellers typically accepting offers below their original asking price.
Residential searches totalled 1,499,462, up 11% compared with May and 3% higher than the same month last year. Residential purchase searches also returned to growth, rising 8% month-on-month to 679,151, while recording a 5% year-on-year increase.
Lender competition invited searches
Residential remortgage searches rose to 654,285, representing a 14% increase month-on-month and a 1% increase compared with the same time last year. Twenty7tec said the increase suggests more borrowers were reviewing their options as they approached the end of existing fixed rate deals.
Borrowers have mostly looked to short-term solutions to alleviate the incoming price shock of their low fixed rates.
Lenders have become increasingly competitive, with consistent rate cuts from banks and building societies. Mortgage product availability also increased during June. Fixed rate cuts, new tracker products and flexibility toward higher loan-to-value (LTV) borrowing are among the changes seen this year.
BTL activity slows
Total buy-to-let (BTL) searches increased 9% month-on-month to 275,284, while BTL purchase and remortgage searches both rose by 9%.
However, year-on-year, it was a different picture, with total BTL searches 5% lower than June 2025 and BTL purchase searches down 14%.
Investor activity remained considerably more subdued than owner-occupier demand. It reflected the weaker appetite from landlords that characterised the market this year.
Moss added: “Although buy-to-let activity remains below last year’s levels, June’s figures point to a market that continues to adapt as borrowers respond to changing economic conditions and ongoing lender competition.”
