Estate agents like biblical marauders – Cable
A good point from Cable. I have seen estate agents valuing houses in the Midlands and the clients themselves asking them to sell at a lower price because they felt they were pricing too high.
But, the problem is not just estate agents. Clients need to beware the builder. The Help to Buy scheme is a great benefit, but some builders are certainly doing what I expected them to do when it was first announced, namely inflating prices.
I give two on my clients as an example: Miss X wanted to buy a new build 3 bed semi, the price was £215,000 she has instead bought an identical property in immaculate condition at a higher spec than the new property but 8 years old for £175000.
Mr Y has bought a 4 bed detached house build by the same builder 5 years ago, for £215000. Inflated prices by the builder fuelled by incentives and what appears to be a lower loan to value for their deposit because of Help to Buy.
