Days of rental bargains numbered: FindaProperty
Tenants must act fast if they want to get a bargain before rents return to 2008 levels, according to property website FindaProperty.
The website said that tenants who have negotiated rental discounts over the last eighteen months should now prepare for the return of a landlord’s market.
According to its November Rental Index, the average monthly UK rent rose by 0.1% to £831 between October and November, the seventh consecutive month of stable or rising rents.
Rents are still 2.5% or £21 per month down on last year but the gap is diminishing. The 2.5% difference is the smallest disparity in rents year-on-year, and FindaProperty believes it will not be long before rents are back to 2008 levels.
The reason for the increase in rent is that although excess supply has depressed rents over the past year, the number of properties available to rent decreased by 3.5% in November.
This drop in supply has put upward pressure on rents and has created a more dynamic market. The number of days which properties are taking to let now stands at 55 days, which is down by 22.5% from the 71 days recorded at the start of 2009.

Michael O’Flynn, director at FindaProperty, said there is a clear trend of recovery in the rental market with stock levels declining and prices recovering.
He added: “This is good news for landlords but for tenants it means that the days of discounted rents, juicy incentives and plenty of high quality stock to choose from are probably drawing to a close. As such, tenants need to act fast if they still want to nab a bargain before rents return to 2008 levels.”
