April Mortgages has repositioned its mortgages for borrowers aged 50 and over to highlight the range of solutions brokers have to serve their clients' needs.

The residential range has been designed to reflect the various ways people earn, repay and support their families.

It includes April Mortgages’ existing income and age criteria, Interest Only+, part and part, and JBSP+.

April Mortgages said its proposition considered how clients borrowed today and how their circumstances might change after completion.

Mortgages available to borrowers over 50 include its five-, 10- and 15-year fixed rates, which allow unlimited overpayments and no early repayment charges if a borrower moves home or repays using their own funds.

Its remortgages have no application or completion fee and a free valuation up to £1m.

April Mortgages will consider income from employment, bonuses, overtime and commission, alongside state and private pensions, self-invested personal pensions (SIPPs) and pension drawdown. It can also accept investment and rental income into retirement.

Its products are available exclusively through intermediaries.

James Pagan, director of product, portfolio and operations at April Mortgages, said: “Being over 50 tells an adviser very little about a client’s financial position or what they need from a mortgage. Some people are still earning through employment or self-employment, others are combining income from several sources, and family support may be moving in either direction.

“What matters is whether the mortgage is affordable, sustainable and appropriate for the client’s plans, now and for the foreseeable future. That means recognising how people earn, giving them different ways to structure repayment and considering the support available around them.

“For some clients, the right answer will remain a capital and interest mortgage. For others, Interest Only+, part and part or JBSP+ could provide another route to consider.”

He added: “Just as importantly, clients should not have to choose between longer-term payment certainty and the freedom to adapt. Flexibility after completion is central to our approach, giving suitable 50+ clients more options if their circumstances or plans change.

“That gives advisers a stronger starting point for 50+ cases and more ways to keep suitable clients within the mainstream mortgage market. From day one, the plus comes as standard.”
