The specialist lender has announced product and criteria changes to its residential mortgage range.

West One Loans has refreshed its residential mortgage range, introducing a new credit tier and waiving application fees on all purchase and remortgage applications for a limited time.

It has also launched Premier Plus for remortgage, purchase and shared ownership borrowers. Rates start from 6.59% up to 85% loan to value (LTV) and are aimed at customers with minor recent credit issues.

For shared ownership customers, Premier Plus is available up to 95% and 100% loan to share value, with rates from 6.74%.

West One has also expanded its LTI Boost range, increasing maximum LTVs to 85% across its Premier Plus, Premier, Platinum and Prime Plus products.

New variable-fee mortgages have also been introduced, with rates starting from 5.99% and fee options of 1% or 2% on loans from £250,000.

The lender has extended free valuation options across its fee-assist range for both purchases and remortgages. The updated range also includes fee-free remortgages with a free valuation or automated valuation model (AVM) and a free fast-track legal service.

The fast-track legal service accepts e-signed mortgage deeds and completed cases in an average of 12 days from offer between January and August 2026. It is also available for debt consolidation remortgages, with debts settled on completion for a one-off fee of £35.

Marie Grundy (pictured), managing director of residential mortgages at West One Loans, said: “This is one of the biggest updates we’ve made to our residential range, and it’s all about giving brokers more ways to say yes to their clients.

“Now, clients with very minor credit blips have access to lower rates, extended options within our LTI boost range and more fee-free and free-valuation options expand the options available to brokers with clients who need them.

“These changes are designed to meet real cases we see every day. We keep listening to our broker partners and evolving our products to meet them and their clients where they’re at in the current market.”
