GB Bank has exceeded £1bn in lending less than two-and-a-half years after its launch.

The lender said the milestone was achieved despite higher funding costs and increased caution across the property finance sector, attributing growth to individually underwritten cases and strong broker and borrower relationships.

Eddie Trahearn (pictured), chief executive of GB Bank, said reaching £1bn of lending in under two-and-a-half years was a “landmark moment” for the lender.

“It demonstrates the strength of our proposition, the trust our intermediaries and customers place in us, and the relentless commitment of our people to finding solutions where others see obstacles,” he said.

Trahearn added that the bank’s focus had been on becoming one of the market’s most trusted lenders rather than its largest.

He continued: “By staying close to our customers, solving complex funding challenges and continually expanding our capabilities, we’ve created a platform for long-term growth. The fact we’ve reached this milestone so quickly shows there is a real appetite for a lender that can move at pace, think differently and deliver with certainty.”

During 2026, GB Bank has relaunched its commercial finance offering, increased its maximum loan size from £20m to £25m and introduced a simplified range with dedicated pricing for loans up to £3m.

The lender has also expanded its presence in the intermediary market, joining the Bridging & Development Lenders Association (BDLA) as a lender member and becoming a lender partner of the Financial Intermediary & Broker Association (FIBA).

Pankaj Thukral, chief lending officer and deputy chief executive of GB Bank, said borrowers were increasingly seeking lenders capable of providing certainty and completing cases in a more difficult lending environment.

He said: “In a market where rising rates and tighter lending criteria have made funding harder to secure, borrowers increasingly value lenders that can provide certainty and deliver completions. That is precisely where our team has made the difference.

“Reaching £1bn has come down to execution: understanding complex cases quickly, being straight with intermediaries about what we can and cannot do and then delivering on what we commit to.”
