The no-fee offering means that landlords have the option for no upfront costs, and the lender will also offer free valuations on all property types and no application fees, ModaMortgages says.
The 3% fee gives them more choice and sits alongside the 2.5% and 5.5% fee options.
The product fee options apply to two- and five-year fixed rates.
The deals are available to individual landlords, landlords with limited companies, small or large portfolio landlords, first-time buyers and first-time landlords.
The loan to value (LTV) goes up to 75%.

ModaMortgages launched to the wider market following a three-month pilot earlier this year.
The firm has since been added to Paradigm and Mortgage Advice Bureau’s (MAB’s) lender panels, entered a partnership with TMA Club and selected LMS Panel Link as its conveyancing partner.
Mortgage Brain has also added ModaMortgages to Sourcing and Criteria Brain, and it has been brought on to Iress’ Xplan Mortgages and Trigold.
