Lenders ramp up criteria activity with record month for changes and additions

Knowledge Bank recorded more than 6,800 lender criteria changes in August, the highest monthly total so far this year.

The platform also recorded a record number of new criteria additions, with just under 6,000 new criteria areas added as lenders continued to review and develop their propositions.

The figures come despite a seasonal slowdown in broker search volumes over the summer months. Knowledge Bank said criteria search activity eased during August, although searches per broker remained higher than in the same period last year.

Commenting on the findings, Shane Chawatama, sales director at Knowledge Bank, said: “August always brings a seasonal dip in searches, particularly when we get the weather we had this year, but what is really encouraging is that searches per broker remain ahead of 2025. Criteria sourcing is becoming an increasingly embedded part of how brokers research and place cases.”

He added that lender activity had been the standout trend during the month, describing more than 6,800 criteria changes and almost 6,000 new criteria areas as “extraordinary”.

Chawatama also noted growing lender engagement with the platform, revealing that 22 lenders are currently lined up to join Knowledge Bank across the commercial, buy-to-let (BTL) and bridging sectors.

“That tells us lenders increasingly understand the value of making their proposition accessible to brokers while they are actively researching a case,” he said.

 

Crucial ‘feedback loop’ between broker and lender

Knowledge Bank said access to broker search data is helping lenders better understand changing demand and identify areas where criteria may be restricting case progression.

The latest search data showed that maximum age at end of term remained the most searched criterion and was also the area most frequently changed by lenders. Meanwhile, joint borrower sole proprietor (JBSP) searches continued to rise, while capital raising for debt consolidation moved from 15th to 10th place in the rankings.

Chawatama added: “That feedback loop between brokers, data and lenders is incredibly powerful. As the market continues to evolve, we believe it can help lenders adapt propositions more quickly while ultimately helping brokers find solutions for more clients.”
