Shawbrook has lowered rates across its SB1 specialist buy-to-let (BTL) product range by around 0.5%.

The SB1 specialist BTL product range supports landlords across single house of multiple occupation (HMO) and multi-unit freehold block (MUFB) properties.

Single let rates begin from 4.64%, having been cut by around 0.3%.

HMO and MUFB deals up to 10 units will be priced from 4.69%, a fall of 0.5%.

Shawbrook said the changes aimed to help brokers improve affordability, support refinancing and unlock deals that may have struggled to secure the maximum loan to value (LTV) needed.

The lender said that for SB1 single lets, five-year fixed rates at 75% LTV with a 3% arrangement fee have been decreased to 6.19% for loan sizes between £50,000 and £150,000, down from 6.49%.

For loans between £150,000 and £1m, rates start from 5.69%, reduced from 5.99%.

The deals are available through Shawbrook’s broker hub, which will automatically offer the use of an automatic valuation model (AVM) where available.

Within SB1 HMO and MUFB products, five-year fixed rates at 75% LTV with a 3% arrangement fee have been reduced to 6.29% for loan sizes between £50,000 and £250,000, down from 6.69%.

If borrowers are looking for loans ranging from £250,000 to £1m, these start from 5.79%, which is a drop from 6.29%.

These products offer the option of commercial valuations for HMOs with up to 10 occupants.
