Taylor Wimpey full-year profits up 38%
UK and Spanish house builder Taylor Wimpey confirmed a profit rise of 38.4% to December 2013 yesterday, recruiting a further 145 people over the last financial year.

The builder completed 11,696 homes against 10,866 the previous year. Results showed 9,423 of those were private legal completions compared with 2,124 affordable homes.

Revenues for the period rose from £2,019m in 2012 to £2,295m in 2013. Operating profits rose 38.4% from £226.1m to £312.9m, year-on-year.

In its latest trading update, the company reported strong sales at the upper end of its expectations.

“We remain on track to deliver an increase in operating margin of at least 300 basis points in 2014,” it said.

On the UK, the firm said: “After several years where a weak economy has reduced the number of customers able to get a mortgage, we have seen market-led house price increases across all of our regional markets. Customer confidence remains good, with increased employment security and a more affordable and accessible mortgage market underpinning demand.”

On the first half of 2014, the firm reported 5,766 completions, up 11% on last year, with 4,755 of those for private sale and 940 for affordable homes.

The average selling price increased 9% to £206, 000 this year against £188,000 in 2013 across private and affordable homes.

Taylor Wimpey also welcomed the Mortgage Market Review and the calming measures proposed by the Bank of England, adding: “We consider these to be positive moves for the housing market and our business, reducing the risk of overheating and increasing the long term health of the market. We have not experienced, nor do we anticipate, any significant adverse impact on our customers.”

It said the government-backed Help to Buy equity loan scheme remained popular mainly with first-time buyers, who were buying homes with an average price tag of £207,000. In H2 2014 the firm completed approximately 42% of private homes through the scheme and is working with around 2,000 households on deals.

The firm confirmed it continues to add to its short-term landbank.
