CLG: House prices rise 0.3%
House prices in the UK rebounded slightly in February, rising 0.3% to partially offset a 1.4% drop in January, according to the Department of Communities and Local Government(CLG).

Its latest figures revealed that house prices increased 0.7% over the year to February, a small rise on the 0.5% annual increase recorded the previous month, giving an average property price of £204,164.

Average house prices were 0.3% down over the three months to February compared to a drop of 0.7% over the quarter to November 2010. While prices in February remained 5.7% below the peak recorded in April 2008, they were 9.8% above the low of April 2009.

Regionally, annual house price growth variations continued to widen, with England and Scotland recording 1% and 0.7% increases respectively, while Wales dropped 2.5% and Northern Ireland prices fell 10.8%

Average house prices in February stood at £211,859 in England, £146,793 in Northern Ireland, £158,907 in Scotland and £144,834 in Wales.

The CLG said that if London and the South East were excluded from the figures, the average UK house price in February was £168,538, a drop of 1% over the year.

In England, house prices increased over the 12 months to February in four out of the nine regions, with London seeing the biggest annual rise at 5.5%. However, in the North West prices saw an annual fall of 3.7%.

On a monthly basis, six regions in England recorded price falls, including London, down 1%, and the North East, down 3.9%. Meanwhile, Yorkshire and the Humber saw prices increase by 1.1% and the North East recorded a 2.1% jump.

Prices paid by first-time buyers and former owner occupiers were 0.7% higher on average than a year earlier. First-time buyers are paying an average of £150,049, with former owner occupiers paying an average of £237,525.

On property types, the average price paid for a new-build increased 12.5% over the year to February to £199,312, but fell back 1.4% in February.

By comparison, pre-owned properties prices fell 0.1% for the year to £204,547, but climbed 0.2% in February compared to January.
