Mortgage lenders always hide behind the statement “we look at every case on an individual basis “, as another way of saying “NO, we will not lend!” So as lenders’ criteria and credit scoring becomes stricter, more and more lenders will refuse to lend.

What’s the situation with our own loss? I’ve had a client who absolutely wanted to use me but couldn’t/didn’t because the estate agent said that the property seller had specifically requested that only people using their in-house broker would be considered.

My client obviously wanted the property and begrudgingly went through the in-house broker. He only found out later (directly from the seller) that she had never stipulated this at all (they actually admitted this and refunded a £500 administration fee).

Anyway, the upshot is the client got his property, the agent got his fee and the dodgy broker got his fee – and I’m left with nowt!

There is a particular estate agent in Kent that tells potential buyers that the property will continue to be marketed unless they use the in-house mortgage adviser and a designated local solicitor. Of course, these buyers are worried about losing the property, and very often comply with the estate agent’s bullyboy tactics.

David Cameron came in determined to reduce the social security burden… Is there anyone out there who knows the cost to the nation of repossessions and subsequent benefit costs from bereavement, or as a direct result of a critical illness?

If a mortgage is the biggest debt that we as individuals take out, then everyone if appropriate should pay for protection at the outset as part of the total cost. There would be exemption cases but the majority would not need state bailouts.

Mommy State has got to get tough and understand that it’s not that borrowers cannot afford it but rather it’s their State mentality that they don’t need it. Simple. Amen.
